  1. What type of security is offered?
    Z Islander is a gated community. For added convenience your doors have electronic lock entry to both the front door and bedroom. Lastly, we do have two courtesy officers on site to assist with questions or minor incidents.
  2. Do I have to have renter’s insurance before I move-in?
    We strongly recommend that you have renter's insurance. Some students are able to add their apartment to their guarantor’s current policy. If you need assistance with obtaining renter’s insurance we suggest www.eRenterPlan.com.
  3. What is included in my rent?
    Your rent includes a fully-furnished apartment w/a flat screen TV in your bedroom as well as a 50 inch flat screen in your living room. Z Islander pays your expanded cable w/two HBO channels as well as your fiber optic internet. Water*, electric* and trash are also included with your rent. Water and electric consumption in excess of $75/month for 1 bedroom or studios and $50/month per bed for two, three and four bedroom units will be charged back to the resident.
  4. How close are you to campus?
    Students are only 3 miles from Blinn College or 2 miles from Texas A&M. Z Islander is on the campus bus route with a stop at the front gate.
  5. What happens if after I move in I don't like my roommate?
    First of all~ We encourage you to provide us with as much information about yourself as possible so that we can match you well. However, these things do happen. Please rest assured we are here to assist you and find that many times getting to know your roommate and working out these difficulties is as simple as an informal roommate meeting with our Res Life Director or a member of management. If that does not resolve your problem we do allow transfers as long as we have another location available and there is a reasonable expectation that location would be a good match to you.
  6. How do I pay my rent and when is it due?
    You may pay the rent due for your lease term when you pick up your keys to move in or you may take advantage of our 12 installment plan. If you pay in 12 installments, one payment will be due when you pick up your keys. Additional payments are due on the 1st of each month and late fees apply on the 3rd.
  7. Do you allow pets?
    Z Islander loves pets! We allow both dogs and cats. Please ask one of our friendly team members about our pet friendly buildings and our pet restrictions.
  8. What if I need to break my lease or don't return for the spring or summer semesters?
    Our leases are 12 installment leases. However, we do understand that sometimes your plan changes. If this happens please visit our leasing office for details on the relet process and an update on the Z Islander availability at that time.
  9. When do I get my security deposit back?
    If you paid a security deposit this amount would be refunded 30 days after your move out assuming there are no charges due on your account at move out.
  10. What if I need Maintenance in my bedroom or apartment?
    Any maintenance EMERGENCY should be called in immediately so that we can give you our direct attention. Routine maintenance requests can be placed via the following methods:
    1. Visit the leasing office in person during business hours
    2. Call the leasing office at 979-268-9999 and one of our team members will enter the request for you
    3. Place your request online at www.ZIslander.com under the "I Live Here" tab or click here
  11. What furniture is provided?
    Z Islander is fully furnished with a living room 50 inch flat screen tv and stand, couch, coffee table, and chairs for both the living room and eating area. The screened in patio includes a additional table and 4 chairs. Lastly, each bedroom comes with a queen sized bed w/storage, nightstand, TV and TV stand, and a desk and chair.
  12. Will a queen or king bed fit?
    We provide a queen mattress. Simply bring your linens.
  13. How do I receive mail and packages?
    Residents received USPS delivery to their designated mailboxes. Should you receive an oversized package or a UPS or Fedex delivery those services will deliver to your door. We suggest that you advise all delivery services to take your packages to the leasing office if you are not home at the time of delivery. Our staff will gladly accept the package for you and you can come pick your package up at your convenience.
  14. Is there alternate transportation to and from the university?
    The shuttle stops right out front of the property at our covered bus stop.
  15. What type of parking is available at your community?
    Z Islander has free parking for our residents and their guests. There are also reserved covered parking spots available for $20/month while they last. See the leasing office for details.
  16. What do I need to bring to my new apartment?
    Packing for your new home will be so much easier in your furnished apartment. The Z Team suggests linens, kitchen dishes and any cooking supplies, bathroom and cleaning supplies, decorations, and of course your clothes and books.
  17. Is there storage nearby?
    Most students find enough room to store personal belongings in their bedroom closet, bed storage, or hall closet. However, if you require additional off -site storage our team can help you find the storage facility with the best deal in the Bryan or College Station area.
  18. Can I pay rent in advance? (Like 1 year up front)
    YES. Many students pay for the lease term at move in.
  19. Can I make additions or alterations to the apartment?
    While we do not allow permanent alterations, we welcome your personal touches in your apartment. We ask that our residents use such hangers as removable hanging strips or super hooks. Should a resident require touch up paint in the apartment, we ask that you speak to maintenance about out colors.
  20. Are there emergency services nearby? (hospitals, police dept., etc)
    Z Islander is conveniently located near both non-emergency and emergency services.
  21. What if I cancel before moving in?
    Our team will work with you through the leasing process to ensure that you understand the documents you are signing. At the point that you sign a lease this is a binding contract. However, we do understand that life brings change sometimes and if this happens please visit the leasing office for information on our availability and the relet process.
  22. What happens if I am placed on a wait list?
    The best leasing incentives are early in the leasing season. At this time you will most likely be placed on a waitlist. This is standard procedure and there is no need to worry. Our team will be assigning you an apartment and bed during the summer and notifying you of that information as well as of your roommate information if applicable.
  23. Can furniture, packages, etc. be delivered before getting keys?
    Z Islander gladly accepts small/medium packages under 15 pounds up to 30 days before move in. Other packages or a large number of packages should be scheduled after move in day.
  24. What if I need special accommodations?
    Please see one of our managers if you require special accommodations.
  25. Is it a requirement that parents be guarantors on leases for college students?
    If a student requires a guarantor to qualify for their bed the guarantor may be a parent, friend, or any other qualified applicant.
  26. How much income do I need to qualify?
    To qualify for an apartment the resident must make three (3) times the rent –or – secure a qualified guarantor.
  27. What is your smoking policy?
    Z Islander apartments and amenities are smoke-free facilities. We ask that our residents smoke outside only. While some public facilities in Bryan do allow smoking the College Station area is a smoke free environment and Z Islander follows this smoke-free policy as well.
